Practical wisdom for the September 1 cycle, distilled.
Plan ~3.5–4.5× monthly rent upfront — this is the single biggest financial hurdle. First + last + security + broker fee. For a $2,500/mo room, that’s ~$10,000 in cash at lease signing. Verify the funds are available before touring; landlords expect immediate payment to hold the unit.
Prepare payment in advance. Boston landlords almost universally require a cashier’s check at signing. Cashier’s checks must be issued by a bank where you hold an account — getting one on short notice from out of state is difficult or impossible. Open a checking account at a local Boston-area bank well before lease signing. See the banking section at the bottom.
Always check what’s included. “H/HW” means heat & hot water. Old Boston buildings can run $200–$400/month in winter heat without it.
Look for “no fee” listings. Most Boston brokers charge a one-month-rent fee in addition to first/last/security.
Sept 1 movers book up by mid-July. Consider 8/31 or 9/2 to dodge truck congestion (“Allston Christmas”).
Bring a tape measure when touring. Old Boston kitchens are tiny — confirm stove type, counter space, ventilation.
Documents to have ready: job offer letter, first paystub or proof of income, photo ID, bank statement (3+ months rent), prior landlord references, parent co-signer info.

On Banking in Boston
Open a local checking account before you start touring — you cannot get a cashier’s check at signing without one.
Recommended: Citizens Bank. Boston-headquartered (and the largest local bank by branch count in the metro), Citizens has a confirmed Allston branch at 60 Everett St. and multiple downtown branches near Government Center / One Congress Street — including One Boston Place, 28 State St., and 53 State St., all within a 5–10 minute walk of the office. Free student / new-grad checking with direct deposit, fee-free cashier’s checks for account holders, wide ATM network, same-day account opening at any branch. ✓ HYSA available: their online sister-brand Citizens Access Online Savings is currently 3.50% APY with no minimum balance, and a +0.35% Platinum Boost promo runs through May 31, 2026 (effective ~3.85% APY for 6 months). Meets the 3%+ HYSA bar.
Solid alternatives:
Bank of America — the largest branch network of any bank in Boston with multiple locations in both Allston (Harvard Ave.) and downtown (State St., Federal St., Tremont St.). National in scope; cashier’s checks may carry a small fee for non-premium accounts. ✗ No HYSA — Advantage Savings pays roughly 0.01% APY. Park savings elsewhere.
Eastern Bank — Boston-headquartered community bank with an Allston branch on Cambridge St. and downtown locations near State Street and Federal Street. More personal service; smaller ATM network than Citizens or BofA. ⚠ HYSA in name only — their Money Market Plus reaches up to 4.00% APY but requires a $25,000 minimum (Money Market Special 3.25% APY requires $50K minimum). Not realistic for a recent grad with typical starting savings.
For the savings cushion, consider an online-only HYSA on top of the Citizens checking: Marcus by Goldman Sachs, Ally, Capital One 360, and Discover all offer 4%+ APY with no minimum, no monthly fees, and instant transfers to/from any bank. The Citizens checking handles the cashier’s check; the online HYSA holds the rent reserve and earns more than any brick-and-mortar bank pays.
Suggested timing: Open the account in May or June, ideally in person at the Allston branch on a tour visit. Have his Social Security number, government-issued photo ID, proof of new address (acceptance letter from the new employer is fine), and an opening deposit of ~$25–$100. By the time he’s ready to sign a lease in July, the account will be seasoned and he can request a cashier’s check on the spot for the lease-signing amount.
